When to Replace a Water Heater

Water heaters rarely fail without warning. Reading the label and noticing a few signs lets you plan a replacement before a cold shower forces it.

Start with the label

The rating label on the side of the tank lists the model, serial number, size and fuel type.

Work out the age

Most makers code the manufacture date into the serial number. Search the brand with "serial number date" to decode it. Many tanks last around eight to twelve years.

Warning signs

Rusty hot water, rumbling or popping, water at the base and hot water running out faster than it used to.

Repair or replace

A failed element, thermostat or gas control can be repaired. A leaking tank can't. On an older tank, a costly repair may not be worth it.

Sizing up

If hot water runs short in winter, a larger tank or a tankless unit sized for cold incoming water may be the answer.

Next step

Send the label details with your request. See water heaters and tankless.

Look around it

Check the floor for water, the pipes on top for green or white crust, and the vent on a gas heater for rust or gaps. Mention anything you find when you send a request.

Expansion tanks

Many homes need a small expansion tank near the water heater so heated water has room to expand. Ask whether yours needs one when the heater is serviced or replaced.

Planning ahead

If your heater is in the age range where failure becomes likely, get a quote before it fails. Replacing on your own schedule means you can compare options, including tankless, rather than taking whatever is available on a cold morning.
